When self-employment income needs a closer look
What we work with
Why at least 3 months?
One month can be a spike or a slow stretch. Three months shows a pattern, and it's what most leasing teams already ask for. More months (up to 12) give a clearer picture, especially for seasonal businesses.
One account for business and personal?
That works. We separate business deposits from personal transfers where the records allow, and flag anything we can't tell apart.
No bookkeeping software?
Bank statements alone are enough to start. Without a P&L we show business receipts less operating expenses we can classify from the statements. If we can't classify them reliably, we don't calculate it, and the summary says so. We never apply a default expense percentage.
Three steps. No account, no integration.
-
1YOU Request a review. Tell us your name, company, and work email, and briefly describe the situation. Please leave out the applicant's personal details. We'll reply within one business day, usually sooner, to set it up. No account, no integration. We reply within 1 business day
-
2YOUR APPLICANT Your applicant shares their records. Once the review is set up, your applicant authorizes it and provides their documents. We'll walk you both through each step. ≤ 1 business day after all documents
-
3YOU You get the summary. Page 1 is the overview; the pages behind it show every calculation. Within one business day after we receive all required documents. Review it first, then pay.
What we review, and how we compare it
Monthly deposits, transfers to the owner, and one-time deposits like loans or transfers from savings, which we list separately and leave out of business receipts.
Revenue and expenses as the business reports them. A sales export from a point-of-sale system shows sales, not expenses, so on its own it can’t show profit.
We match payouts to bank deposits and show any difference in dollars.
We check available state records for the business’s status and listed roles. Public records may not establish ownership.
- 1Never added togetherWe show business receipts, net business profit as reported on the P&L, and payments to the applicant as separate figures. We don't add them together, because the same money can show up in more than one place.
- 2Differences listed, not guessedWhen the records don't match, we list the difference and what we know about it. We don't guess.
- 3Every figure traced to a pageEach number in the summary points to the statement, page, and line it came from. If you want to check one, you can.
- 4No data, no estimateSometimes the right answer is "insufficient data." If the records can't support a figure, the summary says so instead of estimating.
Prepared by an analyst.
Questions welcome.
Every summary is prepared and checked by an analyst. If a figure looks off, reply to the email and we'll explain how we got it, usually within one business day.
Your applicant's records are requested only for the review you set up, and only with their authorization. Before anything is shared, we'll explain how documents are sent, who sees them, and how long they're kept.

Questions
We compare the submitted records and flag unexplained differences. This review does not establish that a document is authentic.
Business owners deduct expenses and often pay themselves differently than the business earns. We show business receipts, P&L profit, and payments to the applicant separately. Which figure counts toward your income requirement is your policy.
At least 3 months of business bank statements, 12 preferred, and a profit and loss statement or bookkeeping export if they have one. A personal account used for the business works too.

You do, $60 per completed summary. Review it first, then pay. If we deliver late, it’s free, and we correct any error at no charge.
No. Keep your screening for credit, criminal, and eviction checks. We provide an additional review when self-employment income needs more documentation.
That depends on your company’s policy. The summary organizes the applicant’s records; it is not a letter from the applicant’s accountant.
We show every month, plus the lowest and highest months, so you can see the dips.
No integration needed. Request a review through the form, and the summary comes back as a PDF. Attach the PDF to the applicant’s record in any system.
The applicant can contact us directly. We review the records again and issue a corrected version if a figure changes.
