1. Who we are
These terms apply to services provided by RiskDrop (77 SE 5TH ST N 2805 LLC, "we," "us"), 77 SE 5th St, Ste 2805, Miami, FL 33131. By requesting a review, you agree to these terms.
2. The service
At your request, we organize business records provided by a rental applicant into an income summary for your review. The summary shows business receipts, net business profit as reported on the applicant's P&L, and payments to the applicant as separate figures, how each was checked, and what to request next.
3. Your responsibilities
- Request a review only for an applicant who has applied with you.
- Do not include the applicant's personal details in the request form.
- Use the summary only to evaluate that applicant’s rental application. We collect documents only after the applicant signs our authorization.
4. Price and payment
$60 per completed summary. No subscription and no setup fee. Review the summary first, then pay. If the summary isn't delivered within one business day after we receive all required documents, you don't pay. If you find an error, we correct it at no charge. We send a payment link or invoice with the summary. Payment is due within 7 days.
5. What the summary is not
We work only from the records provided. We compare them and list differences, but we don't establish that a document is authentic. The summary does not include credit, criminal, or eviction information and makes no rental recommendation. The decision, and how you apply your screening criteria, stays with you.
6. Corrections
If you or the applicant question a figure, contact us. We review the records again and issue a corrected version if a figure changes. We respond within 30 days and send the corrected version to everyone who received the original.
7. Liability
The summary reflects the records provided to us. Our total liability for any summary is limited to the fee paid for it.
8. Governing law
These terms are governed by the laws of the State of Florida.
